Now, buyers are looking for somethingy abit uglier. Of the handfulo of investment opportunities that exist in the localkapartment market, those assets moving to the top of list theser days are the so-called distressedr assets, industry brokers say. Specifically, the cream of that crop are bank-owne assets, or REO (real estate assets — foreclosed properties that have gone back to the Also falling intothe “distressed” category are apartment properties put on the market due to the financial dire straits. Phoenix and Miamji have seen a deluge of REO deals over the past18 months, according to Casey Fry, an associate with the San Antonio/Austin officee of Atlanta-based (ARA).
The first wave of thesee properties have now surface in San Antonio as Fry says. The city’s relativelg stable economy makes it unlikelty that the local market will see as many of thesse REOs and distressed property sales asother metros, but as Fry pointw out: “There will be more to come.” Whilwe transaction velocity in San Antonio has slowed considerablyh over the past two years, there is the likelihood that more apartment communitiew will come to market — as more owners find themselve s needing to sell, adds Will Balthrope, a membeer of the Balthrope Group of the .

Chevrolet-Saturn of Harlem Inc., a New York-based affiliatw of the Detroit automaker, was the first GM affiliate to seek bankruptcyh protection Monday morning throughthe U.S. Bankrutpcu Court's Southern District of New according tocourt records. The restructuring will enabl GM to emerge as a viabls entity under the brand namenew GM. It also will give the federa government, which plans to make availableabouy $30 billion of federal assistance to support the restructuring, a large ownership stake in the company. Subaru continues to hold up well againsg rivalcar makers. June sales were off 33 percentf forGeneral Motors, 42 percenrt for Chrysler, and 11 percent for Ford. General Motorsz and Ford have closed factories while they work througg Chapter11 bankruptcy. Asian automaterw Toyota and Nissan reported declines of 32 percent and23 respectively. Subaru sold 18,620 vehicles in June, up from 18,007 a year Year to date, sales were down 1 percent. The Cherry N.J.-based car company, which is owned by Fuji Heavyt Industriesof Japan, is best known for produciny sporty sedans and crossovers, and for offering standardc all-wheel drive on all models.
Subaru’s best-selling the Forester, has sold 36,158 vehicles year to a 31 percent increased over the first six monthsof 2008. The Legac y followed with 12,677 models sold, an 11 percent increase. The report does concede that new foreclosures and job losses will affecyt banks during the nexttwo However, Austin-based Sheshunoff and Co. says Texas banks are stilp outperforming banks across the nation with theirprofitabilityy improving, asset quality staying in bettedr shape and the regulatory capital levels remaining strongerf than many banks across the U.S. “This first-quarted review showed us what we expectedto see, and in many ways it provided a reassurance about the state of our banks,” said Sheshunofvf Managing Director Curtis Carpenter.
“Our banks remaij well-capitalized, and while earnings are down insome markets, Texaas banks are — for the most part — performing very well.” Despite news of strengtnh in banking, the report suggests that Texas will face at leasr two more quarters where overal l economic conditions remain soft. The report also says rural banksa are doing better asrecent weather, whichn includes much precipitation, coincided with the needs of Banks are significantly affected by the number of cropws produced and if farmers can maintain a larger supply of crops, the banks generally do the report says.

The commission voted againsy changes to the land use plan for the Bells Bend wherethe $4.3 billion development has been proposed. The commissioj then voted down zoniny changes that would have allowed for a bridges tothe development, which is being backed by the May familg with Tony Giarratana actinhg as lead developer. The Metro Nashvillw City Council has final say on zoniny changes and will take up the issu in a public hearing onJuly 7. with a negative recommendatio from theplanning commission, the zoninhg measure will need 27 votess from the council, rather than the 21 usuallu required.
The planning staff had recommended approval of a zoning request to allosthe development, but that was contingent on the land use plan The commission then voted down the proposed zoning If approved, the complete town center will take some 22 yearss to build.
